Modular houses

Between 60 and 95 % - depending on the package chosen. In the factory we build the floor, walls and roof, install the internal services and, if you wish, fit the kitchen and other furniture. Only the joining and the connections remain on site.

From a few hours to a few days. The modules arrive by lorry, a crane is needed to lift them, and once joined the house is closed and ready for its connections. So short a stage on site reduces the weather risk that construction normally has to allow for.

Most often as family homes for permanent living, or as holiday houses. But they also serve as offices, retail units, camp buildings and healthcare facilities. Modular technology suits remote locations particularly well, where full on-site construction is not sensible - our houses have travelled as far as Iceland and the Faroe Islands.

Yes - that is one of the greatest advantages of modular technology. Further modules can be added to a finished house, either alongside it or as a second floor. Modules can also be separated, moved or refurbished if needs change.

In the factory materials are calculated and used precisely, and the work runs in parallel - floor, walls and roof are built at the same time, which is not possible on site. The price is determined mainly by the floor area and the package, while delivery, the crane and assembly are priced separately, so we prepare an exact calculation in an individual quotation.

Bouw Art modular houses start from 1600 €/m² excluding VAT, and that is the price of a fully finished house you can move into. Houses made of two or more modules start from 1800 €/m². The final price depends on the floor area and the package, while delivery, the crane and assembly are priced separately. Yes - our houses are designed for living in through every season, including Latvian and Scandinavian winters. The wall and roof insulation can be adapted to the energy performance you want.

Each module has to withstand transport and lifting as a single whole, so the structure is engineered for those loads too - the joints are screwed and glued. Where a window is larger than timber can carry, we use a metal structure at that point. Our modular house production holds the LVS EN ISO 9001:2015 certificate.

The starting price per m² is for a fully finished house you can move into, excluding VAT. Delivery, the crane and assembly are priced separately, and the client builds the foundations to our drawings. How the packages differ, and the materials that go into them, is set out on the Packages page.

The foundations. We prepare foundation drawings for every house, so that it sits correctly balanced once it is set down, and the client builds the foundations to them. The plot also needs access for a lorry and room for the crane that sets the modules in place.

Payment is made in four stages: 30 % when the contract is signed; 30 % when the frames are built with insulation, vapour barrier and battens; 35 % when the outside of the house is fully finished (windows, roof, cladding) and interior work has started; and the remaining 5 % when a single-module house is finished in our factory, or when a house of two or more modules is finished on site.

Bouw Art warrants structural elements and the roof for up to 48 months. Waterproofing, facade, windows and external doors: 36 months. Electrical, plumbing, heating, ventilation and other technical systems: 24 months. Interior finishes, sanitary equipment, doors, cabinetry and other non-structural work: 24 months. Appliances and equipment carry the manufacturer's warranty.

Yes. Our houses have gone to Iceland, the Faroe Islands and Norway, among others, most often by sea. We handle the export declarations up to the port; the import declarations and taxes in the destination country are the client's. Delivery, the crane and assembly are priced separately: you can arrange them yourself, or we recommend our own transport and crane partners.
